Fescue vs. Bermuda in Charlotte: Picking the Right Grass and Keeping It Alive This Summer

If you have driven through neighborhoods around Charlotte, Waxhaw, Concord, Fort Mill, or Rock Hill, you have probably seen two lawns on the same street that look nothing alike. One is thick and green deep into summer, and the one next door is thin and stressed by July.

A lot of the time, the difference comes down to something most homeowners never think about: what kind of grass is actually growing in the yard, and whether it is being cared for the way that grass wants.

The Charlotte region, including Waxhaw and Concord, falls in what turf experts call the transition zone. It is the part of the country where summers get too hot for the grasses that prefer cool weather, and winters get a little too cold for the grasses that love heat. That is why both types show up here, sometimes right next to each other, and why they need very different care.

Fescue stays green well into winter and looks its best in spring and fall. The hardest season for fescue is summer. When temperatures climb into the 90s and the humidity sets in, fescue gets stressed, thins out, and turns into an easy target for disease like brown patch.

For a fescue lawn, summer is about helping the grass survive, not pushing it to grow. That usually means watering deeply but less often, mowing on the higher side to shade the roots, and holding the heavy feeding until fall.

Bermuda is the opposite. It turns brown and goes dormant in winter, then wakes up and thrives in the same heat that punishes fescue. June through August is bermuda’s strongest growing window. It wants full sun, regular mowing, and steady feeding through the summer to stay thick and green.

Treating a fescue lawn and a bermuda lawn the same way is one of the most common reasons lawns struggle in the Charlotte heat. Feeding fescue hard in July can burn it, while skipping summer feeding on bermuda leaves it thin right when it should look its best. Knowing which grass is in the yard is the difference between guessing and getting it right.

Lawns in the Greater Charlotte area behave differently than lawns in other parts of the country.
